Why listed buildings are so often underinsured

Buildings insurance should cover the cost to rebuild, not the market value. For a listed building that means like-for-like heritage materials and traditional craft — lime mortar, hand-made brick, oak framing, leaded lights, specialist roofing — plus conservation-officer compliance and listed building consent. The cost is far higher than ordinary construction, and the free online rebuild calculators explicitly exclude listed and non-standard buildings.

The result is widespread underinsurance. And if you’re underinsured when disaster strikes, the “average” clause lets the insurer cut your payout proportionately — so a serious fire or flood can leave you tens or hundreds of thousands short, with a building you’re legally obliged to restore.
